Tips to help make your home stand out, sell quickly, bring top dollar

Every seller would like their home to sell quickly and bring top dollar.

I know from past experience that it is not luck that makes that happen. It is careful planning and knowing how to professionally prep your home to turn it into an irresistible and very marketable home. We want the buyers to come scurrying to your home ready to make that top-dollar offer.

I would like to share my personal checklist with you to ensure that it is your home that stands out from all the others; your home that buyers put at the top of their list; your home that sells quickly before all the others on the market.



1. Clear the clutter: It is extremely important that the potential buyer can picture themselves and their belongings in your home. I always like to say “Less is best.” Clear away all the unnecessary clutter that could prevent them from seeing your home’s unique features.

Kitchen: Put away any appliances and items on your countertops that you really don’t have to use on a daily basis. Adding some colorful flowers in a vase is warm and inviting.

Bedrooms: Keep in mind that buyers will open your closets to look at the storage space. Keep them neat and organized.

Around the house: What we want is for the potential buyer to walk through your home and visualize their own personal furniture and items in your home. Remember, less is best! I always tell my clients to try to make their home look as much like a model home as they can.

2. Make repairs and improvements: A neutral coat of fresh paint is an easy and inexpensive way to make a home look updated and fresh. Repair any broken windows, doors, holes in the wall, etc. Perhaps update old appliances and fixtures with inexpensive basics if you can. Make sure your home has lots of lighting. A combination of overhead lighting, floor and table lamps and wall lighting creates ambiance. Bright homes are happy homes.

3. Clean: When a potential buyer walks through the front door of your home, their very first impression is always the most important. Does your home sparkle? Shine? Smell great? A thorough cleaning includes washing all the windows (inside and out, including screens and tracks), walls, floors – including deep cleaning all carpets and getting them stretched if needed. If you can, power wash the exterior of the house, driveways, patio areas, fences. This one tip really makes your home look almost new again.
